The purpose is to identify morphological types of urban space of Voronezh, their correlations and regularities of interconnected arrangement on the basis of parametric analysis. Materials and methods. Digital spatial data from NextGis development and the How old is this house project are used as inputs to the study. A parametric analysis based on clustering of street blocks based on unweighted characteristics of building density, building ratio, average storey and building age is used as the main method for identifying development morphotypes. Results and discussion. According to the clustering data, morphological types that are typical for the city of Voronezh were identifi ed: development of the historical centre, Soviet mass residential development, low-rise regular development, low-rise irregular development, development of surrounding areas, cottage development, mixed development and industrial areas. The characteristic features are defi ned for the identifi ed morphotypes. The infl uence of the ratio and mutual location of morphotypes on the spatial development of the city is analysed. Conclusions. The analysis of morphotypes of Voronezh development has revealed the structural problems of spatial development of the city. The belt of low-rise buildings signifi cantly limits the socio-economic development of peripheral residential neighbourhoods of the right-bank part of the city, while the potential of the left-bank part is complicated by the nature of industrial areas. The most natural solution to morphological problems is the renewal of blocks of regular low-rise buildings and industrial areas in the order of redevelopment.
